How to Price Interior and Selective Structural Demolition Jobs

Interior and selective structural demolition can look deceptively simple on paper. Remove a few walls, strip some finishes, take out a section of slab, clear the debris, and move on.

The estimate tells a different story.

A selective demolition crew may be working inside an occupied building, around finished spaces that cannot be damaged, with limited access and a tight schedule. Structural removals can introduce shoring, engineering, sequencing, and additional safety requirements. 

Even the debris can become a significant cost once hauling, sorting, and disposal are factored in.

That is why commercial demolition estimating starts with understanding how the work will actually happen, not simply measuring what needs to come out.

Start with the demolition scope, not the price

Before putting numbers against the project, establish exactly what is being removed.

Go through the architectural demolition plans, structural drawings, specifications, finish schedules, and general notes. Look for walls, ceilings, flooring, doors, casework, fixtures, MEP components, slabs, beams, columns, and other structural elements shown for removal.

The demolition details matter just as much. Is the contractor responsible for utility disconnects? Are certain materials being salvaged? Does the GC expect the area to remain weather-tight? Are existing finishes that remain in place required to be protected?

These questions can change the cost considerably.

A common mistake in demolition estimating is treating everything marked for removal as one scope item. It is much more useful to separate the work into activities that can be priced according to their actual labor, equipment, and disposal requirements.

Measure according to how the work will be done

A quantity takeoff is more useful when it reflects the way the crew will perform the work.

A drywall partition might be measured by square footage, while doors are counted individually. Concrete may need to be measured by area and thickness so that the estimator can determine its volume and likely debris weight. Structural steel may require a different approach altogether.

This is where detailed takeoffs become important. Two projects can have the same demolition area but require very different amounts of labor because of material type, floor level, access, or removal method.

Build the labor estimate around the crew that will actually perform the work. Consider crew size, expected production, working hours, access, floor protection, material handling, cleanup, and whether the work needs to happen in phases.

Structural demolition deserves even more scrutiny. Saw cutting, controlled removal, temporary shoring, rigging, and additional supervision can all add hours that are easy to miss if the estimate is based primarily on square footage.

Do not treat debris as an afterthought

The material coming out of a building eventually has to go somewhere.

Estimate disposal by material type wherever possible. Concrete, metal, drywall, wood, and mixed construction debris can have different hauling and disposal costs. Recycling or salvage may also change the final number.

The volume of loose debris will not necessarily match the volume of the material as installed. Once materials are broken apart, stacked, or mixed, the number of loads required can increase.

For that reason, calculate disposal alongside the takeoff rather than adding a broad allowance at the end.

Site logistics can move the number quickly

Interior demolition is often a logistics problem disguised as a labor estimate.

Where will the debris go? How far does the crew have to carry it? Is there a functioning freight elevator? Can dumpsters sit directly outside the work area? Are deliveries restricted to certain hours? Does the building remain occupied?

A project with easy access can support a very different production rate from one where workers have to move debris several hundred feet before it reaches the loading area.

These conditions belong in the estimate because they directly affect labor hours, equipment use, and schedule.

Build risk into the estimate deliberately

Selective demolition comes with uncertainty. 

  • Existing conditions may not match the drawings. 
  • Hidden utilities may appear. 
  • Hazardous materials may require additional handling.
  •  An unexpected structural condition can change the planned sequence.

That does not mean adding an arbitrary contingency to every bid.

Instead, identify the specific risks likely to affect cost and determine how to address them. Some belong in the base scope. Others may need allowances, exclusions, or clearly defined assumptions.

The more clearly those assumptions are documented, the easier it becomes to defend the estimate later.

Review the estimate as a construction plan

Before submitting the bid, read the estimate alongside the drawings again.

  • Check that every demolition area has been accounted for. 
  • Review labor production rates, equipment durations, debris quantities, disposal costs, permits, protection, supervision, overhead, and markup. 
  • Then check the addenda.

This final review is especially important on selective demolition jobs because a small drawing revision can affect several connected quantities.
